Keeping your pool running smoothly takes a lot more than a skimming every now and then.

    What gets checked

An inspection covers the pool shell and surfaces, the pump, filter and heater, the plumbing and the water chemistry, giving a clear picture of condition rather than a guess based on how the pool looks from the deck. It is a common step before buying a home with a pool, and just as useful for an owner who wants a baseline before a busy season starts.

The barrier rules an inspection checks against

Pennsylvania's Uniform Construction Code adopts the International Residential Code and International Swimming Pool and Spa Code barrier rules statewide. These call for a barrier at least 48 inches high around the entire perimeter. The gap underneath may not exceed 2 inches over grass or gravel or 4 inches over solid ground, and no opening may allow a 4 inch sphere to pass through. Newtown Township's own ordinance goes further for pools in the township, requiring complete enclosure by a fence or wall at least 4 feet high with a self closing, lockable gate, a setback of at least 10 feet from all lot lines for the pool and its decking, no discharge of pool water onto a public street and a permit before construction begins. An inspection notes where a barrier or setback looks out of line with those rules, though confirming the exact requirement for a specific address is a matter for the local township.

    Water and equipment condition

Hardness varies across the county, and the Bucks County Water and Sewer Authority's 2025 report for its New Hope system lists a range of 52.1 to 327 mg/L, within its very hard band, a level that can leave scale on tile, grout and equipment over time if it has gone unchecked. An inspection reads the current water chemistry and looks for scale, corrosion or wear on the equipment that points to how the pool has actually been maintained, not just how it looks on the surface.

    A written record

Inspections are carried out by CPO certified, uniformed technicians, and the visit ends with an E-Report documenting the readings and before and after photos, giving a buyer, a seller or an owner a dated record of the pool's condition.

Bucks County Pool Inspections: Frequently Asked Questions

Which Bucks County neighborhoods do you cover?

We look after pools across Bucks County, including Newtown, Yardley, Langhorne, Doylestown, Levittown and Warminster. The full list of areas is on our Bucks County page. If you do not see yours, get in touch and we will confirm.

When should I get a pool inspection?

The most common times are when buying a home with a pool, when selling one and when something seems wrong with the pool or its equipment. A buyer learns what they are taking on, a seller can deal with issues before they become negotiating points and an owner can catch small problems before they turn into replacements.

Do I need a separate pool inspection if I already have a home inspection?

Usually yes. A general home inspection often covers a pool only briefly, if at all. A pool inspection looks specifically at the structure, the liner or surface, the equipment and the water system, which is where the expensive surprises tend to be.

What does a pool inspection check?

We inspect the safety features, carry out a visual inspection of the structure and liner or surface, check that the equipment works as it should and test the water system. You come away knowing the condition of what is there and what needs attention.

Can you inspect a hot tub or spa at the same time?

Yes. Spas and hot tubs can be inspected alongside the pool or on their own, which is useful when a property has both.
