What an inspection covers
An inspection checks the pool surface and structure, the pump, filter and heater, the visible plumbing and the water chemistry. For a home changing hands it gives both sides a record of the pool's condition.
Oregon barrier permits
Under the Oregon Residential Specialty Code, a fence that serves as a swimming pool barrier needs a building permit anywhere in Oregon, while each city or county decides whether the pool itself needs one. An inspection notes the barrier and gates so a buyer knows what to check with the local building department.
Soft water and freeze wear
Portland's Bull Run water is very soft, which over time can etch plaster when calcium runs low, and NOAA's 1991 to 2020 normals for Portland International Airport average about 31.7 frost nights a year. An inspection looks for surface wear and for signs a pool was not closed properly for winter.
Inspections across the area
From Portland and Lake Oswego to Newberg, McMinnville and Salem, every inspection follows the same checklist. Call 971-343-8693 for a quote within 24 hours.
Portland Pool Inspections: Frequently Asked Questions
Which Portland neighborhoods do you cover?
We look after pools across Portland, including Lake Oswego, West Linn, Oregon City, Happy Valley, Gresham and Tualatin. The full list of areas is on our Portland page. If you do not see yours, get in touch and we will confirm.
When should I get a pool inspection?
The most common times are when buying a home with a pool, when selling one and when something seems wrong with the pool or its equipment. A buyer learns what they are taking on, a seller can deal with issues before they become negotiating points and an owner can catch small problems before they turn into replacements.
Do I need a separate pool inspection if I already have a home inspection?
Usually yes. A general home inspection often covers a pool only briefly, if at all. A pool inspection looks specifically at the structure, the liner or surface, the equipment and the water system, which is where the expensive surprises tend to be.
What does a pool inspection check?
We inspect the safety features, carry out a visual inspection of the structure and liner or surface, check that the equipment works as it should and test the water system. You come away knowing the condition of what is there and what needs attention.
Can you inspect a hot tub or spa at the same time?
Yes. Spas and hot tubs can be inspected alongside the pool or on their own, which is useful when a property has both.
