Signs of a leak
Some water loss to evaporation is normal in a dry Portland summer. The signs that point to a leak are a level that keeps dropping with the pump off, damp or soft ground near the equipment or plumbing, or topping up every few days.
How leak detection works
Each plumbing line is pressure tested to see whether it holds. If the lines are sound, dye is released near fittings, lights, skimmers and returns with the pump off, and it drifts toward any opening where water escapes. Neither test means breaking up the deck.
Rain can hide a leak
NOAA's 1991 to 2020 normals for Portland International Airport show 36.92 inches of rain a year, mostly from fall to spring. Rain topping up the pool can mask a slow leak for months, which is why a leak often shows up only once the dry summer arrives.
What you get
A leak detection visit ends with a documented answer on where water is leaving the system, recorded in your E-Report. Call 971-343-8693 for a quote within 24 hours.
Portland Leak Detection: Frequently Asked Questions
Which Portland neighborhoods do you cover?
We look after pools across Portland, including Lake Oswego, West Linn, Oregon City, Happy Valley, Gresham and Tualatin. The full list of areas is on our Portland page. If you do not see yours, get in touch and we will confirm.
Can you test the plumbing lines as well as the pool shell?
Yes. Pressure testing checks the plumbing lines individually, which is how we tell a plumbing leak from a leak in the shell or liner. It is worth testing all the lines even when the leak seems obvious, because a second leak is easy to miss.
Should I keep the pool running while I wait for a leak test?
Keep the water level above the skimmer so the pump does not run dry, and note how much water you add and when. That record helps the test. If the level is dropping quickly, tell us when you book so the visit can be prioritized.
Can a hot tub or spa leak be detected the same way?
Yes. Spas and hot tubs have plumbing, jets and fittings that can leak just like a pool. The same testing approach applies, adapted to the spa's equipment.
Does a vinyl liner pool leak differently from a concrete pool?
The usual suspects differ. Vinyl liners tend to leak through tears, punctures or around fittings and faceplates, while concrete and plaster pools are more likely to leak through cracks or at tile lines, lights and returns. Dye testing works on both.
