Keeping your pool running smoothly takes a lot more than a skimming every now and then.

    Bather load drives the schedule

A shared pool works much harder than a backyard one. Every swimmer uses up sanitizer, adds to the filter's load and pushes the chemistry out of balance, so a busy pool drifts sooner and needs a shorter service cycle with monitoring in between. A hotel or fitness club pool may need daily attention to the water on top of scheduled visits, while a small community pool can run on a lighter plan. Spas on the same property see heavy use in a small volume of hot water, so their chemistry moves faster still. The facilities we work with include hotels and hospitality properties, fitness centers and health clubs, homeowners associations, apartment and condo communities, schools and community facilities. Each one has its own traffic and access limits, which is why commercial quotes are based on the facility rather than the size of the pool alone.

    Service around your opening hours

Closing a pool to guests or members at peak times costs goodwill, so most commercial service is scheduled for quieter hours. Tell us your preferred windows when you ask for a quote and they become part of the plan. Every visit ends with an E-Report showing what was done, the water readings and photos, which gives managers a dated record without being on site. Commercial pools are regulated and the rules on testing frequency, record keeping and water quality vary by state, county and city. Your local team can explain how service is documented to support the requirements for your facility, which you should always confirm with your own local authority. If the water turns cloudy, smells sharply of chemicals or the equipment starts making new noises between visits, call your team instead of waiting.

Shared pools sit outside the home pool safety law

Managers often assume the state's drowning prevention law for backyard pools covers their site as well. It does not. Health and Safety Code 115925 says the article does not apply to public swimming pools or to apartment complexes and other residential settings that are not single family homes. That leaves an HOA pool in Pleasanton or an apartment pool in North San Jose under its own set of requirements instead. Hot tubs and spas with locking safety covers meeting ASTM F1346 are also outside the article. None of this means a shared pool is unregulated. When you plan new barriers, a new spa or a change to the pool area, check with the building department and the authority that oversees public pools in your city.

Draining a large pool in the Bay Area

Emptying a commercial pool moves a great deal of treated water and the regional rules are firm about where it goes. Provision C.15 of the San Francisco Bay Municipal Regional Stormwater Permit, Order No. R2-2022-0018, requires member cities to prohibit discharging pool, spa or fountain water containing chlorine residual, copper algaecide, filter backwash or other pollutants to storm drains or waterbodies. That water goes to the sanitary sewer with the local sewer agency's approval or onto landscaped areas able to hold the volume. Storm drain discharge is allowed only when no other option is feasible and the water is dechlorinated to non detectable chlorine. The permit also requires new or rebuilt pools, spas and fountains to have a sanitary sewer connection. Its permittees include San Jose, Milpitas, Santa Clara, Fremont, Newark, Pleasanton and Livermore. Tracy sits outside this Bay Area permit, so check with the City of Tracy directly.

    Grounds, landscaping and shortage stages

Water rules reach past the pool deck. Across Santa Clara County, Valley Water's permanent ordinance adopted on June 13, 2023 bans watering non functional turf at commercial, industrial and institutional properties and in HOA and multifamily common areas. The same ordinance keeps sprinklers off from 9:00 a.m. to 6:00 p.m. and prohibits runoff while watering. The ordinance does not list pool filling, which water retailers address in their shortage plans. In San Jose Muni Water areas, a declared shortage of 40 percent or more prohibits filling any swimming pool, fountain or spa. In Fremont and Newark, Stage 3 of the Alameda County Water District plan asks customers to turn off water features and cover all pools. Knowing these triggers in advance helps a property plan refills and maintenance before a shortage is declared.

San Jose Commercial Pool Services: Frequently Asked Questions

Can I drain my pool or spa into the street in San Jose?

No. San Jose Environmental Services says not to drain pool or spa water to a street, gutter or storm drain and to discharge it to a sanitary sewer clean out instead. Filters should not be cleaned in the street either: cartridge filters are rinsed onto a dirt area and sand or diatomaceous earth filters are backwashed onto dirt. If you are on septic or have no clean out, contact your local wastewater treatment authority before draining.

Why does San Jose discourage copper algaecides in pools and fountains?

San Jose Environmental Services identifies copper, used as an algaecide and in pool plumbing, as a creek pollutant. Its guidance suggests asking your pool service to solve persistent algae without copper algaecides and managing pH and hardness to limit copper pipe corrosion that can stain the pool. Steady chemistry and regular cleaning are how algae is kept from taking hold in the first place.

Does California's home pool safety law apply to apartment and community pools?

Not that part of state law. The drowning prevention article that begins at Health and Safety Code 115920 carves out shared settings in HSC 115925, leaving public pools out of scope along with apartment complexes and any residence other than a single family home. Those pools fall under separate requirements, so a property manager in North San Jose or Milpitas should confirm what applies with the local authority.

Can service be scheduled outside opening hours?

Usually, and for most commercial facilities it is the practical option, since closing a pool to guests or members at peak times is costly. Raise it when you ask for a quote so it can be built into the service plan.

What kinds of facilities do you service?

Commercial work covers hotels and hospitality, fitness centers and health clubs, homeowners associations, apartment and condo communities, schools and community facilities. Each has different usage patterns and access limits, which is why commercial quotes are based on the facility rather than on pool size alone.
