What a home plan includes
Residential service is built around the pool behind your house. Your technician balances the water, clears out leaves and debris, cleans the filter and scrubs residue and stains from the surfaces. Liners, covers and equipment get attention on every visit instead of only when something breaks. Indoor and outdoor pools are both covered and a hot tub in the same yard can share the visit and the plan. Plans come in tiers, so how often we come and what each visit includes can match how your household uses the pool. Your local team suggests a starting tier after seeing the pool and its equipment. Being home for the visit is optional. After each visit you get an E-Report with what was done, the chemical readings and before and after photos.
Deep cleans for a pool that has been left
Buying a home often means inheriting a pool that someone stopped looking after. A one time deep clean scrubs the surfaces, removes the built up debris and resets the water so routine service can take over. Green water signals an algae bloom. Clearing it is recovery work rather than routine cleaning, usually involving shock treatment, extended filtration and repeat visits, because killing algae and removing it from the water are separate stages. Once the pool is clear, a regular plan keeps it that way. Service runs all twelve months with the pace adjusted to the season. NOAA's 1991 to 2020 normals at the San Jose airport station give a January average high of 59.8 F, mild enough to keep a home pool in service through winter.
Three climates in one service area
Few service areas stretch across as many climates as this one. Along the Bay, NOAA's normals put the July average high at 77.0 F at the Newark station and 77.9 F at the Fremont station. The San Jose airport station reaches 80.8 F. Inland, the downtown Livermore station records 89.0 F and Tracy Carbona 93.2 F. Hot days follow the same pattern, from about 9.6 a year at 90 F or more in Newark to about 80.2 at Tracy Carbona. Mount Hamilton, in the hills east of Alum Rock, is a separate case with a July average high of 78.7 F and about 45.0 freezing nights a year at its station. A home pool in Tracy faces far more heat than one in Newark, so your plan is set for your own town.
Covers earn their keep
A cover cuts evaporation and turns up in several local water plans. The City of Livermore says covers can reduce evaporation by 95 percent. Livermore Municipal Water offers a pool cover rebate, applied for through Zone 7, for covers spanning at least 75 percent of the pool surface, though mesh, liquid and ring covers do not qualify. Santa Clara's Water Conservation page says an uncovered pool can lose over 30 gallons a day. Milpitas lists covering pools and spas when not in use among its permanent water waste rules. Pleasanton's shortage plan requires pool and spa covers from Level 1. A worn or loose cover stops delivering any of that, so your technician checks its condition as part of residential service.
Safety features on new and remodeled pools
California's Swimming Pool Safety Act matters whenever a home pool is built or remodeled. Under Health and Safety Code 115922, as amended by SB 552, a building permit for a new pool or spa at a private single family home or for the remodel of an existing one brings a requirement for at least two of seven drowning prevention features. The options include an enclosure isolating the pool from the house, removable mesh fencing with a self closing and self latching gate, a labeled safety cover, exit alarms on doors and windows that open onto the pool and an in pool alarm certified to ASTM F2208. The local building official inspects the chosen features before final approval. If a remodel is on your list, ask your city's building department which pairing suits your yard.
San Jose Residential Pool Services: Frequently Asked Questions
Is the water in North San Jose and Alviso hard or soft for a pool?
It can be either, depending on the blend. San Jose Municipal Water's 2025 Water Quality Report describes Hetch Hetchy and Sunol Valley water averaging 60 ppm of hardness, about 3.5 grains per gallon, supplemented that year by local deep wells averaging 337 ppm, about 19.7 grains per gallon. Because some customers received a blend of the two, calcium is tested at your own pool or hot tub rather than assumed.
Where does pool fill water come from in Berryessa and Alum Rock?
Valley Water's retailer table places Berryessa and the Alum Rock foothills with San Jose Water. That company's 2025 Annual Water Quality Report maps most of the area on imported Valley Water surface water, which averaged 99 mg/L of hardness, with a mainly groundwater area to the west around the Oakland Road and 13th Street corridor on a map dated 2008. San Jose Water groundwater averages 288 mg/L, so it is worth knowing which source reaches your street.
What safety features does a new or remodeled home pool need in San Jose?
State law sets the minimum. When San Jose issues a building permit to build or remodel a pool or spa at a private single family home, HSC 115922 (amended by SB 552) calls for at least two of seven drowning prevention features. Choices range from an enclosure isolating the pool from the house to removable mesh fencing, a labeled safety cover, door exit alarms or an in pool alarm. A safety cover paired with a pool alarm is one combination that does not qualify, so run your plan past the City's building official.
Do you offer one time deep cleans as well as regular service?
Yes. There are options for routine service and for deep cleans, so you can get a neglected pool back on track or keep a healthy one that way.
Can service continue year round?
Yes. Service can run through the whole year, adjusted to the season, so the pool stays protected even when it is not being used much.
