Why a Professional Pool Inspection is Essential

A swimming pool is a significant investment and a source of great enjoyment. However, without proper oversight, it can also become a source of hidden problems or safety concerns. A professional pool inspection goes beyond a casual glance; it's a critical assessment that protects your investment and the well-being of those who use it. This service is especially vital for real estate safety audits, where transparency and thoroughness are paramount.

    Ensuring Structural Integrity

The foundation of any pool is its structure. Our pool inspections meticulously examine the pool shell, deck, coping and tile line for any signs of cracking, shifting, or deterioration. We assess the integrity of the concrete, fiberglass, or vinyl liner, identifying potential weaknesses that could lead to costly repairs down the line. Understanding the structural health of your pool helps prevent minor issues from becoming major expenses.

    Comprehensive Equipment Diagnostics

A pool’s operational heart lies in its equipment. Our inspectors perform detailed equipment diagnostics on all major components, including pumps, filters, heaters, automation systems, and sanitizers. We check for proper function, signs of wear, leaks and electrical safety. This includes verifying the functionality of timers, pressure gauges, and backwash valves, ensuring every piece works in harmony for optimal performance.

    Advanced Leak Testing

Leaks are a common and often elusive problem for pool owners. Our specialized leak testing protocols are designed to identify even the smallest water losses, whether they originate from the plumbing, the pool shell, or around fixtures like skimmers and returns. Early detection of leaks prevents significant water loss, protects surrounding landscaping, and reduces the risk of structural damage to the pool and deck. We use advanced methods to pinpoint the exact source, not just confirm a leak exists.

    Prioritizing Safety Compliance

Safety around pools is non-negotiable. Our pool inspections include a thorough review of safety compliance features, examining fencing, gates, alarms and main drain covers. We also check electrical bonding and grounding, ensuring all circuits, including Ground Fault Circuit Interrupters (GFCIs), are operating correctly to prevent electrical hazards. This comprehensive safety audit helps homeowners meet local regulations and provides peace of mind.

Local Pool Challenges & Our Solutions in DeSoto

DeSoto homeowners sometimes face specific challenges with their pools, often exacerbated by our Texas climate. If: Your pool has been exposed to extreme weather variations or you suspect foundational movement affecting your pool deck near areas like the Windmill Hill Preserve. Then: Puddle Pool Services conducts specialized assessments for soil-related stress, examining the deck for heaving or settling and its impact on the pool's coping and plumbing lines, offering proactive solutions. DeSoto Pool Inspections: Frequently Asked Questions

What are the pool fence rules in DeSoto?

DeSoto's pool requirements say the barrier must be at least 48 inches tall measured on the side facing away from the pool and every gate must be able to take a lock. Pedestrian gates must open outward away from the pool and be self closing and self latching and electric power gates do not meet the requirement. Fence and gate plans must be submitted with the pool plans and a fence permit is required, so confirm details with DeSoto Building Inspections.

Do doors that open onto a pool need alarms in DeSoto?

Yes. DeSoto requires every door with direct access to the pool to have an alarm that sounds continuously for at least 30 seconds after the door opens and can be heard throughout the house, with the deactivation switch at least 54 inches above the threshold. Self closing, self latching doors approved by the Building Official can be accepted instead and a notarized pool alarm affidavit goes in with the permit application.

How close to my house or fence line can a pool be in DeSoto?

DeSoto's pool requirements set the pool at least 3 feet from rear and side property lines and at least 5 feet from buildings with foundations, measured from the pool structure rather than the water's edge. Pools, decks and equipment cannot sit in an easement and pool equipment cannot go in the front yard. Confirm setbacks with the City before planning a renovation or addition.

Is an inspection useful if I am selling my home?

It can be. Knowing the condition of the pool before listing lets you repair issues on your own terms, and a clean inspection gives buyers confidence in a feature that otherwise makes some of them nervous.

What happens if the inspection finds a problem?

We explain what we found and what it means, in plain terms. Where repairs are needed, we can quote them so you know the scale of the issue before you make decisions.
