Why commercial pools need a shorter cycle
More swimmers mean faster chemistry. A shared pool loses sanitizer more quickly, loads its filter harder and slips out of balance sooner than any backyard pool, so commercial service runs on a tighter interval and includes monitoring between visits. Use drives the timing, not the calendar. A busy hotel or fitness pool may need daily attention to the water plus scheduled service, while a small residential community pool can run on a lighter plan. The warm season also lasts longer than many managers expect. NOAA's 1991 to 2020 normals for the San Jose airport station, used for Campbell, show September averaging 80.7 F, almost level with July at 80.8 F, so heavy use stretches well into autumn. Spas on the same property see intense use in a small volume of hot water and need especially close watching.
Who we work with
Our commercial customers include hotels and other hospitality properties, gyms and health clubs, homeowners associations, apartment and condominium communities, schools and community facilities. They differ in traffic, access and the hours when a pool can be closed, so quotes are built around the facility instead of the pool's dimensions alone. For most sites, service outside opening hours is the sensible route, because shutting a pool at peak times is costly for guests and members alike. Tell us your preferred service windows when you request a quote and they become part of the plan. Commercial spas and hot tubs can be serviced on the same schedule as the pool. If the water looks wrong between visits, with cloudiness, a sharp chemical smell or unusual equipment noise, call your local team straight away, because in a public pool it is always better to check early.
Different rules from a backyard pool
The state law most homeowners hear about does not govern shared pools. Health and Safety Code 115925 states that the Swimming Pool Safety Act article does not apply to public swimming pools or to apartment complexes and residential settings other than single family homes. Commercial pools are regulated in their own right and the requirements for testing frequency, record keeping and water quality vary by state, county and city. Your local team can explain how service is documented to support what applies to your site. Every visit produces an E-Report with what was done, the chemical readings and photos, which gives managers a dated record without being on site. Always confirm the specific requirements for your facility with your own local authority.
Decks, landscaping and countywide water rules
Commercial properties face water rules that reach beyond the pool itself. On June 13, 2023 the Valley Water Board adopted an ordinance with permanent water waste prohibitions across Santa Clara County. It bans hosing down hard surfaces except for health and safety, bans runoff while watering and prohibits watering non functional turf at commercial, industrial and institutional properties and in HOA and multifamily common areas. Sprinklers may not run between 9:00 a.m. and 6:00 p.m. Leaks must be repaired after written notice. Pool decks and the landscaping around a community pool fall squarely within those rules, so keeping wash water and splash under control is part of running the site well. The ordinance does not list pool filling, which water retailers address in their own shortage plans.
Draining and sewer permits at larger sites
Lowering or emptying a large pool needs planning, because storm drains here flow to creeks and the Bay untreated. Mountain View City Code 35.33.13(L) requires approval from the fire chief and public works plus a permit before unpolluted water is discharged to the sanitary sewer. In Los Altos, Section 10.08.070 says pool discharge drains at new sources may not connect directly to the storm drain or the sewer: draining is done by hose or a temporary system to a sewer clean out and a readily accessible clean out must be installed. In Saratoga, Los Gatos and Campbell, West Valley Sanitation District requires a district permit for several kinds of water entering the sewer. Check with the city and the sanitation district well before a drain so the work fits the rules.
Saratoga Commercial Pool Services: Frequently Asked Questions
Where should pool filter backwash go in Saratoga?
Not into the street. The Santa Clara Valley Urban Runoff Pollution Prevention Program's guidance on draining pools and spas says never to clean a filter in the street or a storm drain. It recommends rinsing cartridge filters and backwashing sand and diatomaceous earth filters onto a dirt area, since storm drains flow to creeks and the Bay without treatment.
Do apartment and community pools in Saratoga follow the same safety law as home pools?
Not the same article. Health and Safety Code 115925 says the state's Swimming Pool Safety Act article does not apply to public pools or to apartment complexes and residential settings other than single family homes. Shared and commercial pools are regulated separately, with requirements that vary by authority, so confirm what applies to your facility with your local authority.
Which Saratoga neighborhoods do you cover?
We look after pools across Saratoga, including Saratoga Village, Saratoga Oaks, Fruitvale Avenue Corridor, The Golden Triangle, Saratoga Woods and Bellgrove Circle and Kentfield. The full list of areas is on our Saratoga page. If you do not see yours, get in touch and we will confirm.
How do we know what was done on each visit?
Every visit ends with an E-Report showing what was done, the water readings and photos, so managers have a record without having to be on site.
What should we do if the water looks wrong between visits?
Call your local team rather than waiting for the next scheduled visit. Cloudy water, a strong chemical smell or equipment noise are all worth reporting, and in a public pool it is always better to check early.
