Keeping your pool running smoothly takes a lot more than a skimming every now and then.

When an inspection is worth booking

Three situations account for most bookings. If you are buying a house with a pool, you find out its condition while there is still time to factor it into your offer. If you are selling, problems found ahead of listing can be fixed on your schedule, and buyers nervous about pools tend to relax when they see a clean report. If you already own the pool and something seems off, a small fault caught now is cheaper than a replacement later. A general home inspector may give the pool a quick glance or skip it entirely. Our inspection is about the pool alone, from the shell and finish to the pumps, filter, heater and water, because those are the parts that cause costly surprises. A spa or hot tub can be added or inspected separately.

Barrier details under the Kentucky code

A barrier can stand at the right height and still fall short on the details. Section R326 of the Kentucky Residential Code limits chain link mesh to 2 1/4 inch squares unless slats bring the openings down to 1 3/4 inches, and it caps lattice openings at 1 3/4 inches. Where horizontal members are less than 24 inches apart, the vertical members may be no more than 1 3/4 inches apart. Gates must accommodate a locking device. If a latch release sits lower than 48 inches, it belongs on the pool side at least 3 inches below the top of the gate, with no opening wider than 1/2 inch within 18 inches of it. Anything fixed in place near the fence, an equipment pad included, must not give a child a foothold to climb over, so placement is part of the check.

Lexington adds rules for existing pools

Inside Fayette County, Section 5-1 of the Lexington code names the Division of Building Inspection as the enforcer of the Kentucky Residential Code for one and two family homes and townhouses. Lexington has also adopted the 2021 International Property Maintenance Code, which reaches pools that are already built. Section 303.2 applies once the water in a private pool or spa is deeper than 24 inches. Gates and doors need to shut and latch themselves, and if you open one 6 inches and let go it must positively close and catch, a simple test anyone can try. A latch lower than 54 inches needs its release on the pool side. An existing enclosure may not be altered in a way that makes it less effective. For a buyer those points matter because they apply to the pool as it stands today.

Southern Indiana: wiring, drainage and fences

Jeffersonville's Building Commission has pool permit applicants sign a Pool Safety Standards sheet covering pools installed after April 25, 2011 that can hold water deeper than 42 inches. Beyond the 4 foot barrier, it calls for power on a GFCI circuit, no extension cords, no pool under overhead wires or over underground wires, an electrical permit for new permanent wiring and adequate site drainage. Residential fences in the city may not exceed 6 feet in side and rear yards or 4 feet in front of the house. The Building Commission also lists pools and fences among the projects that need permits. An inspection checks that the equipment works as it should and notes anything around it that looks out of order. Permit and wiring questions belong with the Building Commission.

Equipment, water and signs of a leak

Pumps, filters and heaters are run to see that they actually work, and the water is tested instead of judged by its color. Kentucky's code ties residential suction outlets to the ANSI/APSP 7 standard, so outlet covers get a look as well. Clues to a leak, like a dropping water line, soggy ground or misbehaving equipment, are noted along the way. Where one seems likely, a separate leak detection visit can confirm it and find exactly where the water is going. You get the findings in plain language, and any repair the inspection points to can be priced up so you understand the scale before committing. What an inspection costs depends on the pool's size and type, whether a spa is part of it and the equipment installed, so request a quote for your own property.

Louisville Pool Inspections: Frequently Asked Questions

What electrical rules apply to a pool in Jeffersonville?

Jeffersonville's Pool Safety Standards sheet from the Building Commission says pool power must come from a GFCI circuit, with extension cords not allowed. A pool cannot be placed beneath overhead lines or on top of buried ones, and any new permanent wiring requires an electrical permit. The sheet covers pools put in after April 25, 2011 with a possible depth over 42 inches, so check with the Building Commission before any electrical work.

What if my house wall is part of the pool barrier in Kentucky?

Then Section R326 of the Kentucky Residential Code asks for extra protection. You can fit a powered safety cover that meets ASTM F1346, put a UL 2017 listed alarm on every door that opens toward the pool or use another approved method such as self closing, self latching doors. With an alarm, the switch that turns it off has to be mounted no lower than 54 inches above the threshold. Your local building office can confirm what your property needs.

Which Louisville neighborhoods do you cover?

We look after pools across Louisville, including Downtown, NuLu (East Market District), Old Louisville, Butchertown, The Highlands and Crescent Hill. The full list of areas is on our Louisville page. If you do not see yours, get in touch and we will confirm.

What happens if the inspection finds a problem?

We explain what we found and what it means, in plain terms. Where repairs are needed, we can quote them so you know the scale of the issue before you make decisions.

What affects the cost of a pool inspection?

The size and type of pool, whether a spa or hot tub is included and the equipment on site all affect the price. Ask for a quote for your property and we will tell you exactly what is included. (Where the local franchise publishes inspection pricing, the local version of this answer quotes it exactly.)
